Congrats! This is looking great, and I love the painted stair runner. The hand rails, beaded board and sun porch window & trim are all beautiful. You’ve really got quite a show place there! Hope you’re both doing well, and enjoyed the “beach break”.

Forgot to mention, brillant backing for the island tile. Never heard of it before, but sure would save some time. Have you seen it used elsewhere? Will have to be sure Dick sees it!
